We care about our customers
At Dommura Properties, we value long-term relationships with our tenants. Therefore, we strive to ensure that the majority of our residential tenants are employed. We also aim for diversity in age and family composition. Dommura Properties reserves the right to freely choose among applicants. However, unlawful discrimination is strictly prohibited. We want to be able to meet our customers’ changing needs over time. Tenants who have lived in their apartment for at least 2 years may be given priority for another apartment within Dommura Properties.
Housing Conditions
Dommura Properties follows the recommendations of the Swedish National Board of Housing, Building and Planning regarding how many people that may live in an apartment.
This means:
- 1 room and kitchen: max 2 people
- 2 rooms and kitchen: max 3 people
- 3 rooms and kitchen: max 4 people
- 4 rooms and kitchen: max 6 people
- 5 rooms and kitchen: max 8 people
Exceptions may apply to individual apartments, tenants or specific properties. The rental agreement will specify how many people may live in the apartment.
Requirements for Applicants
To rent an apartment from us, you must meet certain requirements. The following information clarifies what is expected from you as an applicant. Dommura Properties may make exceptions in individual cases.
You must:
- Be at least 18 years old.
- Have a Swedish personal identity number or coordination number.
- Be responsible and have fulfilled your obligations in your current housing without remarks, and be able to provide good references from current and previous landlords upon request.
- Have attended or participated in a viewing of the apartment, if that was arranged.
- Use the apartment as your permanent residence and be officially registered at the address. Upon request, you must be able to confirm that any other rental contract or ownership of another permanent residence (e.g., condominium or house) has ended or will end in close connection to moving into the new apartment with Dommura Properties.
- Maintain valid home and liability insurance throughout the rental period.
Income Requirements and Creditworthiness
You must have an income that allows you to maintain a reasonable standard of living for yourself and your family after paying rent. We base this on your taxable income according to the Swedish Tax Agency and the Swedish Enforcement Authority’s “standard amount.” You can find the current standard amount here: Standard amount for 2026 | Kronofogden
If you cannot show taxable income, Dommura Properties may accept other documentation in individual cases. Non-taxable support and benefits, such as housing allowance or housing supplement, may be considered. However, social assistance is not regarded as income.
Joint income with another person may only be considered if you intend to live together and jointly sign the lease as spouses or cohabiting partners with a shared household.
You must not have any payment defaults or ongoing debt restructuring.
Credit Check
By submitting an expression of interest, you agree that a credit check will be performed on you and any co-applicant.
Subletting
We follow the applicable regulations in the Swedish Tenancy Act (Chapter 12 of the Swedish Land Code) regarding subletting.
